New software updates – automatic tenant fees, and more…

Last night we released the latest build of RentPro, introducing some great new features, and resolving some of the inevitable bugs which have been reported to us by customers.

The primary new feature is the ability to automatically apply fees to tenants in certain situations, to help your letting agency realise additional revenue from your landlords and tenants. For the moment the first rule relates to Late Rent Payments. Many agencies apply a fee to tenants if they falls into arrears beyond a specified threshold, e.g. more than 2 rental periods behind on payments. This new feature automates this process so that you can define what fee should be applied and under which circumstances (e.g. fine people who are more than 2 rental periods behind £25 each rent-due date, up to a maximum of £75 over a 60 day period). This rule is applied automatically every rent due date, and any relevant fees are automatically added to that tenant’s account. Agency managers can set up and maintain these rules.

In the increasingly competitive rentals market the rental value that you advertise a vacant property at isn’t necessarily set in stone. Rightmove.co.uk have advised us that they have recently started to accept a qualifier to the advertisied rental value. The allowed values are as follows:

  • POA
  • Guide Price
  • Fixed Price
  • Offers in Excess of
  • OIRO
  • From
  • Offers Over

A few weeks ago we discussed uploading available / vacant rental properties to property portals  in this blog, and there is a minor enhancement in this release whereby all portals to which you currently upload properties are now listed within the Property Details tab.
