Landlords considering self managing their rental properties should think again

Tenant checking service provider Right2Rent has answered a number of common questions regarding a landlord’s responsibilities and liabilities in relation to the roll-out of the Right To Rent scheme which will be extended to cover all of England from 1st February 2016. From this date liability will apply to all new tenancy agreements. Landlords can pass this liability on to a letting agent or other third party, but only via a written formal statement. Under the scheme landlords will be required to establish who will be living in the property as their main home, obtain original versions of one or more acceptable documents for establishing Right to Rent for each adult who will be living in the property and check these documents in the presence of the holder of the documents.
