Landlords often face damage at the end of a tenancy, such as cigarette burns, heat damage on polished, wooden furniture and stiletto heel imprints on wooden floors. This can lead to difficult confrontations as the tenant prepares to vacate the property. If a mid-term inspection takes place however, ample time exists for the landlord and tenant to have an open discussion as to what should be classed as damage rather than general wear and tear.
