New Section 21 regulations to come into effect on 1st October
Despite a hitch in drafting the legislation, the government has confirmed that its new Section 21 regulations will come into effect on 1st October. It is therefore likely, that from this date, at the start of a new tenancy the landlord, or agent acting on their behalf, must provide tenants with a valid EPC, an annual Gas Safety Certificate and a copy of the government’s How to Rent guide. Failure to meet this obligation will mean that the landlord or agent cannot serve a section 21 eviction notice.
